If you’re looking for a quiet, beautiful neighborhood with fantastic views, you might consider the charming Skyland area. Known for its views of the city skyline, Skyland is located north of City Park and east of Denver’s city center. Skyland, also known as the North City Park neighborhood, sits north of the park, City Park Golf Course, and the Denver Zoo.

This quiet, established neighborhood filled with families with kids and dogs is known for its bungalows and Tudors on larger lots. The neighborhood, filled with single-family homes, features a selection of early 1900s bungalows, Denver squares, brick ranches, Victorians, and Tudors.

Prices here range from $700,000 for a three-bed, two-bath home to more than $1 million for a 3,200- square-foot, five-bed, three-bath home. While some homes that need work may be available for less, buyers shouldn’t expect to get a home that’s move-in ready for less than $700,000.

With limited inventory, Skyland homes typically sell within two to three weeks, though rising mortgage rates have tempered buyers.

The neighborhood primarily appeals to families with school-age children. But it also draws young professional couples with two incomes. The median age of Skyland residents is 35.8 years old. Fifty-five percent of the adult (25 and older) population holds bachelor’s degrees or higher. When it comes to housing, the majority (66 percent) of filled units are owner-occupied. Families slightly outnumber single households at 57 percent. The average household income is $67,216.

In 2022, Westword ranked Skyland as the 18 th best neighborhood in Denver, up 3 spots from #21 in 2021.
