Friday it happened again -- I met a client at a property and instead of "House for Sale" it should have been advertised as "Dungeon for Sale".

No lights on, every blind and drapery closed.  Very unappealing.

Okay so maybe it's a seller's market right now.  But if you want to get the highest price possible and have the shortest selling timeframe, you need to show your property in it's best possible LIGHT.  Before you leave for work, open all the draperies and blinds and turn on every light in the house.  It might cost an extra $4 a month in electricity, but it will be well worth it.  You might find that you need some extra lighting to really keep the interior inviting and cheerful.

And while you're at it, why not spritz some air freshener throught the house.

It just takes a few minutes and you will; reap the rewards at the closing table.
