Exploring Villa Park

Image titleIt may seem like all of Denver’s best neighborhoods are priced to the max, but if you know where to look there are definitely some gems to found. While inventory is increasing slightly, buyers are still looking further from the city center to transitioning neighborhoods where housing is more affordable. Here we’ll check out one of Denver’s more affordable areas, Villa Park.

The Villa Park neighborhood is a relatively small area west of I-25 and North of 6th Avenue. It's primarily residential, and is bordered by 6th Avenue to the South, Federal Boulevard to the West, Lakewood/Dry Gulch to the North and Sheridan Boulevard to the East.

The neighborhood had a sleepy beginning, but starting around 1900 through 1939, slow but steady residential development began, with an average of 14 homes per year for a total of 577 single and multi-unit dwellings during the nearly four-decade time-span. More than 90 percent of them were single-family homes.

During the late 1950s and into the 1960s and 1970s, multi-unit construction was predominant, particularly on Villa Park's western edge.

About 25% of the area is made up of affordable housing and with such swift growth in Denver, some longtime residents are concerned about gentrification pricing out current and potential home buyers. Still, there are many draws to this neighborhood, especially for those looking for something in their price point where they can start a family.

One of the prime attractors for this neighborhood is the $98 million 6th Avenue overhaul, which includes six new bridges being constructed, and six others reconstructed. Right along that reconstruction is the North Barnum Bike Park and Frisbee golfing has a home at nearby Paco Sanchez Park.
